Buying a Holiday Home in Pembrokeshire: A Guide
Compare coastal and countryside bases, travel times and park terms before choosing a Pembrokeshire holiday home.
Why consider Pembrokeshire?
Pembrokeshire brings together a long, varied coast, market towns and quieter inland countryside. A holiday home here can be a base for beaches, walking, boat trips and repeated short breaks rather than a one-off visit. The right location depends on what you will actually do: some buyers want to walk to a beach, while others would rather drive to different parts of the county from a calmer rural park.
The Pembrokeshire Coast National Park and coast path are major draws, but proximity to a famous place is not the only measure of a useful base. Think about road access from your main home, ordinary travel time on a Friday evening, parking and whether you can reach everyday shops outside peak season.
Coast, towns or countryside?
Tenby and nearby Saundersfoot offer a lively south-coast setting with beaches and visitor facilities. Narberth is inland, known as a market town and useful for exploring in several directions. Further west, Newgale and the St Davids area appeal to people who prioritise open coast and outdoor days. Newport and Fishguard give another perspective on the north of the county.
These are areas to explore, not a claim that Holilots currently has parks or homes in every named place. Visit at different times of year if you can. A bustling summer resort and a quieter winter town can feel very different, and individual parks within the same area can have entirely different atmospheres.
What kind of park suits your visits?
Some buyers want a family park with activities close at hand; others prefer a smaller base with fewer on-site facilities. A coastal pitch may offer a view but can also be more exposed to weather. A countryside setting might provide more quiet, yet make the car essential for beach days. Ask whether pets and guests are welcome and what facilities operate outside summer.
Check the park opening season and the exact holiday-use conditions. A park open all year still may not permit permanent residence. Confirm annual pitch fees and separate utility charges for the specific pitch, and ask how those fees may change. Compare the whole home-and-park package, not just the scenery in a listing photograph.
Static caravan or lodge?
A compact static caravan can make sense for weekends spent mostly outdoors. A larger lodge may appeal if several people travel together or you expect to use the home during cooler months. But the label does not guarantee insulation, warmth or construction quality; inspect the actual specification and heating. Check whether the park has separate areas or fees for different types of unit.
For pre-owned homes, pay attention to damp, exterior condition and maintenance history. A coastal or exposed position makes good upkeep particularly relevant. Confirm that the park will allow the unit to remain on its pitch and what agreement a new owner receives.
A practical viewing plan
Shortlist parks by area, then group viewings so you can compare places on the same trip. Drive your likely route, walk from the pitch to facilities and imagine a wet day rather than only sunshine. Ask about local shops, healthcare access for longer stays and how crowded roads and car parks become in school holidays.
Take written questions about pitch fees, park rules, opening dates, subletting and resale. If buying privately, speak to the park before transferring money. A holiday home can be a wonderful way to return to Pembrokeshire, but the agreement must fit the way you want to use it.
