Start with the Cornwall you want to revisit
Cornwall is not one single holiday experience. Atlantic-facing coast, sheltered southern harbours and inland villages offer different rhythms. A regular base can let you explore beyond a rushed annual trip, but only if getting there and using the park are realistic for your household. Consider the journey from home, the length of most visits and how you enjoy a typical day.
A beachfront address is appealing, yet it may not be the best fit if you value quiet evenings, easier parking or a lower total ownership budget. A park a short drive inland can open up several coasts. Visit the area and the park at the times you expect to use it most.
North coast and south coast
The north coast is associated with Atlantic beaches, surf and dramatic headlands. Around Newquay, Padstow and Bude you will find different town sizes and visitor patterns; St Ives further west has its own busy character and art scene. If you hope to escape at short notice, consider how easily you can reach the park and what it is like during peak traffic. Check access roads, parking, pet rules and the nearest useful shops. Weather and wind exposure can differ markedly by pitch even within the same park.
Compare homes, not just photographs
Cornwall listings may include static caravans and lodges in a range of ages and conditions. Compare the actual unit, its pitch and the park’s agreement. For a pre-owned home, ask about damp, roof and seal maintenance, and any age or condition standards. For a new home, get a full price including siting, connections and chosen extras.
The pitch fee, utilities, insurance and maintenance should fit an ordinary year of use. Coastal exposure may influence upkeep and insurance terms; obtain a quote for the particular location. Do not assume holiday letting will offset the costs until the park’s permission and net charges are clear.
Questions for a Cornwall park viewing
Ask for the opening season and whether the pitch is holiday-use only. Check the annual fee for the exact pitch, how it changes, what facilities are included and whether pets, guests and subletting are permitted. If you plan to visit outside summer, ask about access, winterisation and the services actually available then.
Before buying privately, confirm that the park will accept a new owner and issue suitable pitch terms. Think ahead to resale too: ask about private sales, park approval, commissions and transfer costs. The holiday home is only one part of the commitment.
